Although our real estate signs have all been wiped out by the snowplows I assure you that there are still properties for sale on the local real estate market. In fact, January’s activity level felt significantly better than the starts of the last two years despite the record snowfall. With Presidents Week coming up and plenty of well priced inventory, I’m hopeful that February will continue the improvement in the local market that began last fall.

For the month of January we had 30 new listings come on the market ranging in price from $69,000 to $1.35 million. 36 listings were reduced in price with an average price reduction of 8.7%.

20 properties went under contract in January, 11 of them were under $500,000. 16 properties sold last month. The average sale price was approximately $373,000 and the average sale price to list price was 93%.

For comparison sake we saw 13 properties under contract and 14 properties sold in January 2010 and 8 properties under contract and 8 properties sold in January 2009.
