This week is school vacation week for the kids here in Vermont. A lot of people take the opportunity to head out of town this week, usually someplace warmer. Once the kids are back in school next week, the spring sports schedule takes off. My kids will be playing baseball, soccer and lacrosse and I will once again be coaching my son’s little league baseball team. Wish me luck!

On to the weekly recap:

New Listings – 11 new properties came on the market last week ranging in price from $165,000 to $900,000.

Price Reductions – 6 properties were reduced in price with an average price reduction of 5.8%.

Under Contract – 3 properties went under contract last week, all 3 are in the $250,000 - $500,000 price range.

Sold – 4 properties closed last week: one at $160,000 which was 86% of asking price, one at $199,000 which was 100% of asking price, one at $221,700 which was 93% of asking price, and one at $900,000 which was 75% of asking price.

So far there has been no noticeable uptick in activity related to the home buyer tax credit, which is expiring at the end of the month. It is quite possible that most people who would be motivated by it took advantage of the original offer that expired last November. We still have 3 weeks remaining for buyers to qualify. We will see.
