Manchester Vermont Real Estate Blog

Winter made a brief reappearance over the past couple of days and while we didn’t have any significant accumulation of snow, we did receive a healthy dose of what is apparently referred to as “poor man’s manure”.

The snowbirds should start returning from the south in May. Hopefully they will be in the mood to buy when they get back.

I’ve run a quick report to see where the local action has been over the past couple of years. The ten towns that I cover in this blog rank as follows in terms of number of residential real estate transactions.

The good news is that the trailing 12 months that just ended on March 31, 2010 showed an increase of 13% in the total number of transactions over the previous 12 months.

Grouping the 10 towns into 4 distinct geographic areas starts to give a clearer picture of where most of the activity is taking place.

The action seems to be evenly spread between the two larger towns down here in the valley and the three mountain towns to our east. There is less activity in the two towns immediately south of us and even less action in the more rural towns to the north.

There are many reasons to choose where to purchase a property including quality of schools, proximity to employment, amenities, etc. Resale value should certainly be a factor to consider and understanding the relative demand for properties in one town or area versus another is an important piece of information in the equation.
